Sunroom Additions in North Atlanta
Year-round light and comfort, added right onto your home. We build sunrooms as real additions: proper foundation, insulated walls, glass where you want the view.
Sunrooms and Screen Rooms, built by one local crew
A sunroom is the room you use every day of the year: breakfast in winter sun, a reading room in spring pollen season, a playroom you can see from the kitchen. Sands Construction Group builds sunrooms as proper additions to North Atlanta homes, with a foundation, framed and insulated walls, large glass openings, and a finished ceiling, often with skylights.
Because a sunroom is an addition, it is permitted and inspected like one. That is a good thing: it means the room is built to the same standard as the rest of your house and adds to it when you sell.
What we build
- Three-season sunrooms (unheated, glass and screen) and four-season sunrooms (insulated and conditioned)

- Screen-to-glass conversions of an existing screened porch
- Lighting, fans and outlets wired as part of the build

How we build it
Foundation and floor
A sunroom needs a foundation that will not move: footings or a slab sized for the room, with a floor system that can be insulated if the room is conditioned.
Walls, glass and roof
We frame the walls, set the windows and doors, and tie the roof into your existing roof with proper flashing. Skylights go in at this stage if you want them.
Finishing
Inside, the room gets a finished ceiling, trim, paint and the lighting you planned. If it is a four-season room, insulation and HVAC are handled by our licensed trade partners.
Permits and HOA
Sunrooms need a building permit, structural drawings, and usually HOA approval. We prepare the drawings and manage the permit and inspections from start to finish.
Sunrooms and Screen Rooms questions
A three-season room is enclosed in glass and screen but not insulated or heated, so it's comfortable most of the year in Georgia but not in the coldest weeks. A four-season room is insulated, sealed and tied into heating and cooling, so it's a true year-round room. We build both and will walk you through the cost difference at the estimate.
Often, yes. If the foundation and roof were built to carry a real wall and glass, we can convert it. If the porch sits on deck footings only, we may need to add footings first. We'll tell you which at the estimate.
Yes. A sunroom is an addition, so it needs a building permit and inspections in every county and city we serve, plus electrical and mechanical permits if it's conditioned. We handle all of it.
A permitted, properly built sunroom adds finished living space that shows up in an appraisal and in listing photos. An unpermitted one can do the opposite, which is one more reason we permit every room we build.
