Decks, porches and sunrooms for Alpharetta homes

Alpharetta homes tend to be larger and newer, with HOAs that care how a deck looks from the neighbors' yard, and a city that cares about trees. Sands Construction Group builds composite decks, screened and covered porches, sunrooms and porch fireplaces for Alpharetta homeowners, about 35 minutes from our Buford shop, and we design to the house so the HOA review goes smoothly.

Alpharetta is one of the more detailed cities to permit in, and that's fine: we prepare the site plan, the drawings and the tree information up front, so the review doesn't stall.

Deck permits in Alpharetta

The City of Alpharetta's Inspection & Code Enforcement Division (2 Park Plaza, (678) 297-6080) issues residential building permits. Its residential permit guide requires a site plan showing the location and dimensioned footprint of all existing and proposed structures, including decks and porches, and states that no building or structure may encroach into a setback. Decks affecting specimen trees also need a City Engineering permit, the 'pink card', from the Engineering Department.

Under the state residential code adopted January 1, 2026, a freestanding deck no more than 30 inches above grade and no more than 200 square feet is exempt from a building permit, but attached and raised decks, and any roofed porch or sunroom, are permitted and inspected.

We prepare the site plan, the structural drawings and the tree information, submit the permit, and schedule the inspections.
